The Problem
A homeowner in Twickenham reported that their bathroom basin was draining very slowly and there was a persistent unpleasant smell coming from the waste. The basin had been draining slowly for weeks and the smell had been getting worse.
The basin had a slotted waste with a plug-and-chain mechanism. The homeowner had tried chemical drain cleaners but they had not resolved the issue.
The Diagnosis
We removed the basin waste and found the P-trap below was heavily blocked with soap scum, toothpaste residue and hair. More importantly, the waste flange on the basin had corroded and the seal between the basin and the waste fitting had failed, allowing water to seep around the waste rather than through it.
The corroded waste fitting was also the source of the unpleasant smell — trapped organic material in the corroded fitting was decomposing. The waste fitting needed full replacement.
The Repair
We removed the old basin waste and cleaned the basin opening. A new slotted basin waste was fitted with a new rubber washer and silicone seal. The P-trap was replaced with a new bottle trap and all connections were made with fresh washers.
The basin was tested with a full bowl of water and the plug was tested for a proper seal. The drainage was free-flowing and the unpleasant smell was eliminated.
Removed corroded waste and cleaned basin
Fitted new basin waste with fresh seals
Replaced bottle trap and tested drainage
Outcome & Advice to the Homeowner
The basin was draining freely and the unpleasant smell was completely gone. The homeowner was pleased that both the drainage and the odour issue were resolved in a single visit.
We recommended cleaning the basin waste trap every few months to prevent build-up, and advised against using chemical drain cleaners which can damage the rubber seals in waste fittings.
