The Problem
A homeowner in Cobham reported a small puddle of water under a bedroom radiator. The radiator itself was warm but there was a steady drip coming from the valve end. The carpet was beginning to soak through and the homeowner was concerned about damage to the flooring.
The radiator was approximately 15 years old with original TRV (thermostatic radiator valve). The leak appeared to be coming from the valve body rather than the radiator itself.
The Diagnosis
We inspected the TRV and found the leak was coming from the union nut where the valve connected to the radiator tail. The olive inside the compression fitting had corroded and was no longer creating a watertight seal. This is a common failure on older valves where the fitting has been disturbed or has corroded over time.
The radiator itself was in good condition with no signs of pinhole corrosion. The valve body was seized, meaning the TRV head could not be adjusted — the whole valve needed replacing, not just the olive.
The Repair
We isolated the flow and return valves and drained the radiator. The old TRV was removed and replaced with a new bi-directional TRV and matching lockshield valve. The radiator tails were checked and the connections were made with new olives and PTFE tape.
The radiator was refilled, bled of air, and the system was repressurised. The new TRV was tested for smooth operation across its full temperature range.
Drained radiator and removed corroded TRV
Fitted new bi-directional TRV and lockshield
Refilled, bled and tested the system
Outcome & Advice to the Homeowner
The radiator leak was fully repaired and the new TRV was functioning perfectly. The carpet was protected from further water damage. The homeowner was pleased to have a working thermostatic valve that could now control the room temperature.
We recommended replacing the remaining original TRVs in the property as they were all the same age and likely to fail soon, and offered to replace them during a future scheduled visit.
