The Problem
A homeowner in Chertsey reported a bad smell in their downstairs bathroom and noticed a small leak at the base of the toilet where the pan connector met the soil pipe. The smell had been getting worse over several days and there was visible staining around the pipe junction.
The toilet was connected to a cast iron soil pipe via a rubber pan connector that had been fitted approximately 15 years ago. The connector had perished and was no longer making a seal.
The Diagnosis
We removed the toilet and inspected the pan connector. The rubber had hardened and cracked, allowing sewer gases and a small amount of waste water to escape. The cast iron soil pipe itself was in reasonable condition but had some surface corrosion at the outlet.
The cast iron soil pipe outlet was cleaned and inspected for any deeper corrosion — it was sound. A modern multi-fit PVC pan connector with a rubber sealing ring was specified as the replacement, providing a more reliable and longer-lasting seal than the old rubber connector.
The Repair
We cleaned the cast iron soil pipe outlet, removing all corrosion and old sealant. The new multi-fit pan connector was fitted into the soil pipe with a lubricated rubber seal. The toilet was refitted and connected to the new pan connector, and the pan was secured to the floor.
The junction between the toilet and the floor was sealed with silicone, and the toilet was tested by flushing multiple times. The area was checked for any leaks or odours — the smell was immediately eliminated and no water was escaping.
Removed toilet and cleaned cast iron soil pipe
Fitted new multi-fit pan connector with rubber seal
Refitted toilet, sealed and tested for leaks
Outcome & Advice to the Homeowner
The bad smell was completely eliminated and the leak at the base of the toilet was resolved. The new pan connector provided a reliable seal that would last for years. The homeowner was relieved to have the odour problem solved.
We recommended monitoring the soil pipe for any further corrosion and advised that the cast iron pipe should eventually be replaced with modern PVC, though it was functional for now.
